To help guide you in the development process, please find below technical information.
REQUIREMENTS
Engineering drawings
Engineering drawings or reports are generally requested by councils as part of the design information specifying or justifying a development.
COUNCIL
Websites
The websites for councils in the far south coast of NSW which are geographically closest to us are listed below.
BUILDING DESIGN
BASIX certificate
BASIX (Building Sustainability Index) Certificates were introduced by the NSW government in 2004 as a control tool to help reduce the amount of water and energy use in residential buildings.
SITE CLASSIFICATION
Residential Slabs and Footings
A site soil classification to AS2870 (Residential Slabs and Footings) will generally be necessary for most residential dwellings.
FOUNDATIONS
Australian Standard AS2870
The Australian Standard AS2870 ‘Residential Slabs and Footings’ sets out the requirements for the classification of a site and the design and construction of footing systems for houses.
SLABS
Floor slabs
Floor slabs are constructed from reinforced concrete. The ground below the slab should have a damp-proofing membrane.
BEAMS
Support loads
Beams are used in a building to support loads such as those from upper floors, walls or roofs. They allow for larger openings or spans than would otherwise be possible with joists or rafters.
DRAINAGE
Stormwater Drainage Design
Most councils have guidelines on drainage design. Read for useful design resources online.
EROSION & SEDIMENT
Soils and Construction Volume 1
During construction in any development there is potential for storm events to cause erosion and the removal of sediment from the site.
RETAINING WALLS
Specifications for piers & walls
This project involved the design and specification of concrete piers to support an existing driveway and the specification of a reconstructed rock retaining wall.
ROADS & DRIVEWAYS
Junctions to main roads
Council will generally advise or provide conditions to a development application when specific design of junctions to main roads are required.
SEWER
‘Drains’ program and ‘Civil 3D’
Tasman Engineering Consultants can design sewer systems for your subdivision. We utilise the latest engineering tools using the ‘drains’ program and ‘Civil 3D’.
OSMS
On Site Sewage Management
On Site Sewage Management involves the disposal of wastewater entirely on land where that wastewater was generated.
STRUCTURAL INSPECTIONS
Local inspection services
Tasman Engineering Consultants can undertake structural inspections when requested by the Principal Certifying Authority (PCA).
FAILURE GALLERY
Structural Failures
We are often asked to investigate structural failures and sometimes we just see them so here are a few photos.
